1.68坪要2760萬！　永康店面全台最貴

TVBS記者董寧之：「在永康街上，平均都是25坪的大店面，非常炙手可熱，市場上一有1.68坪的小店面傳出要賣，馬上創千萬天價。」

就在永康知名冰店旁，這間鹽酥雞攤小小空間，不到兩坪，今年5月中，傳出屋主順利以2760萬元賣出，換算每坪1642.9萬，堪稱全台最貴。

永康房仲加盟店店長陳國欽：「之前有聽過7、8000萬的售價，但就是乏人問津，後來價格有降下來，大概在3000多萬，就陸續有投資店面者有出來。」

那麼敢開價，因為永康小店面稀少，想搶進一級商圈，總價低、好入手，除了信義線開通後的漲幅，還有租金投報的優勢。TVBS記者董寧之：「這間小店面出入口，只有我一個人的寬度，進去後也只能站2到3個人，月租金卻要4萬5千元。」

不到兩坪，房仲透露，月租4.5萬，每坪2萬6，比其他大店面來的高，投報率逼近2%，其他店面卻只有1%出頭，地點好、加上稀有性，房價創天高，就連豪宅代表帝寶5戶保留戶，現在也傳出每坪開價破300萬，250坪，加上400萬車位，每戶就逼近8億元，如果順利賣出，豪宅房市又要創下天價。
