專營小宅建商　天母、信義推案基地不到百坪

【劉曉霞／台北報導】建商取得土地不易，台北市建案基地拼小，專做小坪數產品的大邑開發負責人洪祥庭直言，現在土地難得，小建商無法和大建商拼比，他買地不怕貴，推案走「小而美」路線。

台北市土地難得，大型建商紛紛往外出走，不是瞄準新北市、就是前進桃園，小型建商為求生存，即便連30坪土地都願作開發，早投入小坪數產品的洪祥庭在台北市南港、內湖、新北市新店等區推案，基地面積都不超過100坪，就連大坪數豪宅林立的信義區，洪祥庭都推出過基地面積僅65坪的罕見推案。洪祥庭在大坪數林立的天母區域又推出中小坪數產品，「詠天母」本周開案，規劃14~40坪，每坪開價92~96萬元，鎖定在地自住或置產客。
